About Gramercy

Gramercy, as covered here, includes the blocks around Gramercy Park and Stuyvesant Square, roughly from 14th Street into the low 20s between Park Avenue South and First Avenue. Stuyvesant Town and Peter Cooper Village, to the east, are a separate area.

Gramercy Park, laid out in 1831, is a private, fenced park; keys go to the owners of the lots facing it. The townhouses and early apartment buildings around it form the Gramercy Park Historic District, designated in 1966. A few blocks east, Stuyvesant Square is a public park divided in two by Second Avenue and lined by the row houses and institutional buildings of the Stuyvesant Square Historic District.

Between the two squares, Irving Place and the side streets have row houses and pre-war apartment buildings. Third and Second Avenues are lined with larger post-war co-ops, many built between the 1950s and the 1970s.

Landmarks Preservation Commission historic districts in the neighborhood include the Gramercy Park Historic District, the Stuyvesant Square Historic District and the East 17th Street / Irving Place Historic District. Exterior changes to buildings inside a historic district need Commission approval, which is worth knowing before buying a townhouse or planning a renovation. Gramercy market report

From October 2025 through September 2026, NYC Department of Finance records show 464 home sales in Gramercy, with a median price of $1.23M. Half of those sales fell between $680K and $1.99M.

The total breaks down as 300 co-op sales, 154 condo sales and 10 sales of 1–3 family houses.

The overall median is higher than in the previous 12 months, but the co-op and condo medians moved much less (co-ops +8.3%, condos -5.3%). Most of the change in the overall figure comes from which homes happened to sell, so we don’t read it as a price trend.

Co-ops account for about two-thirds of recorded sales. Pre-war co-ops cluster around the two squares and on Irving Place; post-war elevator co-ops line the avenues. Condos are fewer, mostly in newer buildings and conversions, and townhouses rarely trade: there were 10 recorded sales of 1–3 family houses in the last 12 months.
