About Greenwich Village
Greenwich Village, as covered here, runs from 14th Street down to Houston Street, between Sixth Avenue and the Bowery. It takes in Washington Square, the blocks around lower Fifth Avenue and University Place, and NoHo to the east.
Washington Square Park is the centre of the neighborhood. Its marble arch, designed by Stanford White, was completed in 1892, and the Greek Revival row houses on Washington Square North date from the 1830s. New York University’s buildings line much of the park’s east and south sides.
North of the park, lower Fifth Avenue and the side streets from 8th to 13th Street are lined with pre-war elevator buildings, many of them co-ops, and rows of 19th-century brownstones. South of the park, the South Village has older walk-ups and tenement buildings, with shops and restaurants along Bleecker and MacDougal Streets. East of Broadway, NoHo’s cast-iron and masonry loft buildings were built for manufacturing and have largely been converted to apartments.
Landmarks Preservation Commission historic districts in the neighborhood include the Greenwich Village Historic District, the South Village Historic District, the NoHo Historic District, the NoHo Historic District Extension, the NoHo East Historic District and the MacDougal-Sullivan Gardens Historic District. Exterior changes to buildings inside a historic district need Commission approval, which is worth knowing before buying a townhouse or planning a renovation. Homes in Greenwich Village
Co-ops dominate. They made up about three-quarters of recorded sales in the last 12 months, from studios in post-war buildings to large pre-war apartments on lower Fifth Avenue. Condos are fewer and more expensive, concentrated in new and converted buildings, including NoHo’s loft conversions. Townhouses rarely change hands: there were only 4 recorded sales of 1–3 family houses in the year.
