About Greenpoint

Greenpoint, as covered here, is Brooklyn’s northernmost neighborhood, bounded by the East River, Newtown Creek and McCarren Park.

Most of its inland blocks were built up between the 1850s and the 1930s with row houses and walk-up apartment buildings, many of them with storefronts below. The Greenpoint Historic District, designated in 1982, covers a group of Italianate and Neo-Grec row houses on streets such as Milton and Noble. Manhattan Avenue is the main shopping street, and Franklin Street runs parallel to the river.

The 2005 rezoning of the Greenpoint and Williamsburg waterfront opened former industrial land to housing, and new condominium and rental buildings have gone up along the river since. More than a third of Greenpoint’s homes are now in buildings from 2000 or later.

Landmarks Preservation Commission historic districts in the neighborhood include the Greenpoint Historic District. Exterior changes to buildings inside a historic district need Commission approval, which is worth knowing before buying a townhouse or planning a renovation. Greenpoint market report

From October 2025 through September 2026, NYC Department of Finance records show 157 home sales in Greenpoint, with a median price of $1.99M. Half of those sales fell between $1.36M and $2.56M.

The total breaks down as 4 co-op sales, 109 condo sales and 44 sales of 1–3 family houses.

The overall median is higher than in the previous 12 months, but the co-op and condo medians moved much less. Most of the change in the overall figure comes from which homes happened to sell, so we don’t read it as a price trend.

The condo median rose 32.4% year on year, on 109 sales. A swing that size usually reflects which apartments sold, not a change in what comparable apartments are worth.
